An owner or an agent may have an illusion that a property is worth more than it is for lease. When this happens a property may stay on the market for weeks to come wasting the opportunity to generate income. A quick turnover proves the price is right and both parties are happy that income is generated as soon as possible rather than waiting which will result in a long time chasing the hopeful dollars back.

There is nothing wrong with testing the market as one may be surprised and get the extra dollars they were after however a test should not last more than a week. In this current market properties are leasing quick as there are many people out there looking. If your property presents to its best potential and is lingering after a week or so then you need to drop the price.
